Home Sales Looking Up!

The worst may possibly be over for Tampa Bay’s housing market. The median price of a single family home fell to $110,000 in January 2011, but climbed substantially to $130,000 in August and has not dropped below $120,000 since.

The inventory of homes for sale has fallen to levels that haven’t been seen for years. The lower the supply, the stronger the market. The Tampa Bay area has less than a 6 month supply of unsold homes, meaning that it could take about 6 months to sell the houses that are currently active on the market. Back in January of 2008, Hillsborough County’s unsold inventory peaked at 25 months; Pinellas’ at 18 months in March 2007. Overall, Hillsborough now has an inventory of 5.3 months for single family homes, whereas, Pinellas is at 5.5 months.

Furthermore, Tampa Bay has added 36,900 jobs over the past year, and the state’s unemployment rate continued a steady, yearlong fall back in 2011 by declining to 10% in November, reaching it’s lowest point in 2 1/2 years.

According to My Florida Regional Multiple Listings Service data, Sales of single-family homes increased by 19% (1,943 in November to 2,315 in December) in Hillsborough, Pinellas and parts of Hernando and Pasco counties .  Despite the fact that lenders tightened their borrowing stands, some sales could be attributed to mortgage rates lingering at an all-time low of about 4%.

As the inventory of unsold homes continues to decrease to levels not seen in more than 5 years, median prices also increased last month for all types of sales including short sales, conventional sales, and foreclosures.  Basically, the solution to recovering the housing market is higher prices. A healthy inventory supple is 6 months. The lower the supply, the stronger the market.
